On November 7th, 2013 I sat down with our property manager, Lisa Barnes of Hawthorne, and reviewed the most current delinquency report. Here is a break down of that report.
THE BAD
21% of the membership is behind by at least one (1) payment of either $140.40 (Single Family – Quarterly) or $130.80 (Townhome – Monthly)
4% of the membership is behind by at least two (2) payments.
Two (2) of our members are facing Foreclosure by the HOA if they do not make an attempt to setup a payment plan. The board is making an effort to reach out to those members and inform them of their options.
Three (3) of our members are either in Lien or our attorneys are currently filing Liens against their homes. Two (2) are currently working on payment plans.
Seven (7) members were recently send pre-lien letters. At least one of those members owes a very small amount and should be easily corrected. Please note that allowing your unpaid dues to go into Lien will increase the amount owed by at least $300 due to the attorney fees.
Currently the unpaid delinquencies total about $15,018.63.
THE GOOD
79% of the membership is in good standing regarding dues.
The treasurer and her finance committee report they are finalizing the budget soon.
We are planning to contact the more drastic delinquencies and see how the board can work with them.
