Townhome Roof Update

 The Almond Glen HOA Board of Directors have selected CRC Building Associates, Inc. dba Carolina Roof Consultants to perform the roof replacements!

 At this time, the roofing schedule will begin on Monday March 3rd – Tuesday March 4th, 2025 (weather pending).

 Work Hours: Work will begin at roughly 6:30am and last until roughly 7pm. During construction, if you must enter or exit the building, please notify one of our on-site supervisors so construction can pause while you walk in/out of the building.

Please do not walk unattended, as a protection to you.

For Building Replacements: The crews will work on three buildings in the community.

● Building 8 (2812-2824 Birkhill Lane)

● Building 9 (8984-8996 Lanark Lane)

● Building 12 (9025-9045 Lanark Lane)

 They will be performing the following work for roof replacements:

● Tear off all old shingles, accessories, and flashing. Haul away all debris and thoroughly clean the grounds.

● Thoroughly sweep grounds with rolling magnets to ensure no debris is left behind.

● Install new wood roof decking wherever boards are rotten

● Install ice and water shield in all valleys, and around all roof penetrations in accordance with manufacturers instructions.

● Install new synthetic underlayment around entire roof surfaces.

● Install starter shingles around perimeter

● Install brand new upgraded architectural shingles (GAF Timberline HDZ) in the color of “Weathered wood “

● Install ridge vent and capping shingles and new pipe collars

● Ensure that GAF products are used throughout.

What can you do to prepare?

● Cover any important items in your attic with an old bed sheet/cover as the attic will get dusty.

● Find an alternate parking spot for your vehicle by the previous evening during the workday if you need to leave the unit.

● Do not park in front of the building/or your designated spot on the date of construction, as a protection to your vehicle.

● Move important items inside – including patio items, plants, personal effects, etc.

● If you have dish based TV service, please be advised that all dishes will be removed as a part of the replacement work. It is your responsibility to contact your dish provider if you wish to have it reinstalled.
