Welcome to the Village of Almond Glen
As many homeowners know, the Board has been actively addressing a number of issues discovered during preparations for the 2026 pool season. While some of this work has delayed opening, these efforts reflect a proactive approach to protecting a major community asset and addressing both immediate concerns and long-term infrastructure needs.
What began with Board member Heather Fitch leading efforts to restore the pool lighting led to uncovering several larger infrastructure issues that may otherwise have remained hidden.
The good news is that, since those lighting repairs were completed, work has continued virtually around the clock. As of this evening, Jon with Carolina Pools and Joe Barletta — a resident volunteer who recently moved into Almond Glen and immediately rolled up his sleeves to help — are literally down at the pool working right now (at 9PM). That kind of commitment says a lot about this community.
Special thanks to Heather for spearheading much of this work and coordinating contractors, and to Joe for jumping in alongside contractors to help move projects forward. As always, my thanks to the other members of the board for their contributions as well.
1. Irrigation System Leak (Primary Delay)
This remains the biggest current setback. Multiple broken irrigation lines were discovered, and water cannot be turned on for the pool and clubhouse until those failures are addressed. Current contractor scheduling has this targeted toward late May. This is because the irrigation system water line was tapped (circa 2008) directly into the water line that feeds the pool. Unfortunately the original installer chose this option over tapping the main water line at the road. There is no shutoff for the irrigation system separate from the pool water.
2. Pool Leak Detection and Repair
The pool company has identified one leak and continues working to locate and repair a second leak so the pool will properly hold water. The first leak discovered was in the sump drain. The second leak has not been located.
3. Chemical Ventilation Fan Replacement
The chemical room ventilation fan requires replacement to meet operational and safety requirements. This was discovered during the normal opening review.
4. Final Inspection Preparation
Additional prep items required for inspection remain pending and are largely dependent on completion of the irrigation repairs above.
Overflow Drain Investigation
An overflow drain believed to run beneath the concrete decking needs to be located to help stop washout under portions of the deck, which ties into erosion concerns near the retaining wall.
Retaining Wall and Drainage Improvements
A retaining wall with drainage improvements is being planned to help stop erosion and protect the pool area long term.
Irrigation System Replacement
Beyond immediate repairs, the community is evaluating installation of updated irrigation lines and a replacement irrigation system.
Additional Security Cameras
Additional cameras will be added to improve monitoring and security around the pool and clubhouse.

While these discoveries have been frustrating, identifying and addressing them now helps prevent much larger and more expensive failures later. This is responsible stewardship of an important neighborhood amenity.
