How about a Halloween Decoration Contest to spark the imaginations?

We will come up with some prizes… plus you will get some bragging rights.  Let’s break it up into some categories for fun…

All homes –

Best of Show – You nailed it… I mean you really got the neighborhood talking. Be it ghastly spirits and spooky sounds or fall colors and decorations from curb to second story windows… you pulled it off. The whole neighborhood can’t wait to see what you do for the next holiday. The bar has been set.

Single Family Homes and Townhomes (judged separately)

Spooky/Scary – This home encompasses all that goes “bump in the night”. Ichabod Crane avoids the entire block just to be safe.

Elegant Fall – This home favors fall colors and a hint of “all hallows eve”. Skipping out on the traditional spooks and spirits and instead going for the subtle feel of crisp apples and warm campfires on a cool evening.

2016 Almond Glen Fall Festival & Cook-off!!

As the newest member of the Almond Glen HOA Board it is my honor and pleasure to invite you to the 2016 Annual Almond Glen Fall festival.

This is a kid friendly event with:
A bounce house
Games
Costume parade
Costume Contest
• Best overall costume
• Most Scary costume
• Most original Costume
• Funniest costume

More activities to be added in the coming weeks.

There will also be cooking competitions in the following categories:

• Best Chili
• Best BBQ (pork or beef)
• Best Dessert or Baked Good

There will also be a “Best in Show” category for the overall Cook-off winner. This will be “the people’s choice” award!

To be eligible for the cook off:
• Register for the different competitions by entering a comment below noting the category you would like to enter
• Make at least 20 servings
• Each entry must be homemade
• We will need four judges to taste all the food!

Each category will have two prizes (Second place & First Place)

Hot Dogs & Hamburgers will be provided by Southern Bell Realty

Again… We will need some volunteers… one you volunteer I will add you to this list!

Community Yard Sale!! Saturday, October 8 at 7 AM – 12 PM

Need to get rid of items that you don’t need? So do your neighbors! Join us for the community yard sale and make some money. If you feel like you only have a few items to sell, get with your neighbors or take advantage of the pool parking lot and set up a table. Please RSVP (via nextdoor.com or Facebook) so we can generate a buzz around local communities. Happy selling everyone!

2016 POOL INFO – MUST READ

OPENING DATE: May 7, 2016
CLOSING DATE: September 11, 2016.

Members will have access to the pool from 8:00 a.m. – 9:00 p.m. daily, seven days a week unless otherwise changed by the Board of Directors. Hours changes will be sent by email blast, e-newsletter (sign up on this site), and posted to this site.

Life Guards: There will be NO Life Guards on duty at any time this season. You will be responsible for your own safety and the safety of your children. This means there will not be a 10 minute break every hour. The pool will remain open unless there is an emergency, pool contamination, chemical problem, shut down (state inspection), or weather related shutdown. Please use common sense when dealing with weather. If you hear thunder, exit the pool.

Maintenance and chemical checks:The pool management company (Aqua Tech) will continue to maintain the pool. The pool management company will supply us an attendant daily to clean the bathrooms, monitor guest sign in and maintain and close the pool deck. The attendant will be present at various hours and for no more than four hours daily.

Camera System: A camera system has been installed. One camera is designated to monitor the entrance to the pool and will record everyone who enters. The other cameras will monitor the entire pool deck. These safety features were installed this winter and are currently operational. The video is maintained for short periods of time and can be reviewed by a board member or their representative if needed. The video will remain the property of the association and will not be released to outside parties unless it is in co-operation with law enforcement, etc. The camera system is fixed and can not zoom or pan.

Accessing Pool: The pool can only be accessed with a new key fob system. A secure gate has been installed and will only allow access and exiting to members with an active key fob. The HOA management company (AMG) has the ability to deactivate key fobs for members who are in violation of HOA Rules, delinquent on HOA dues, in violation of pool rules, etc. Pool Rules will be posted at the pool. It is a direct violation of the terms of use and pool rules to allow another member to use your key fob. Fobs are assigned to a household and the member the fob is assigned to is responsible for all guests. Members must accompany guests to the pool.

  • One key fob per household will be issued at no additional cost. Volunteers will attempt to deliver key fobs to homes in the coming week.
  • Additional key fobs can be purchased prior to May 23, 2016 for $15.00 each. Please email Almondglenhoa@gmail.com if you would like to purchase additional key fobs.
  • Additional key fobs purchased on or after May 24, 2016 will cost $25.00 each.
  • Lost key fobs will be deactivated by the management company and replacement key fobs can be purchased for $25.00. Please report lost key fobs promptly so we may deactivate them.
  • NEW HOMEOWNERS – Key fobs purchased by the previous owner can be activated by contacting the HOA management company or emailing the board of directors. (If the fobs are still operational and the system is still compatible with the fob) One key fob will be activated free of charge. Additional previously owned key fobs may be activated at a cost of $15.00 per fob. Key fobs may not be transferred from one household to another.

NOTICE OF ANNUAL MEETING 

The 2015 Annual Meeting will be held on July 16, 2015 at 6:30pm at the Pool Lawn, 2116 Caprington Drive, Fort Mill, SC 29707 for the following purposes:

Gather and Collect Proxies 

State of the Community Report 

Resident Board of Directors Election 

Adjourn 

Sign-in and reception begins at 6:00pm with business of the meeting beginning at 6:30pm. Enclosed you will find a proxy, nomination form, and a copy of the approved 2015 budget.

It is very important that there be a quorum present in order to conduct the meeting. If a quorum is not achieved, the meeting will be postponed until a later date. Your Bylaws state that to constitute a quorum, members may be present in person or by proxy. We hope you will plan to attend the meeting in person. However, if you cannot attend, we ask that you complete the enclosed proxy and mail it to the address on the form prior to the scheduled meeting. You may also submit your proxy to any neighbor you know who will be attending the meeting. Your proxy can also be presented at the Annual Meeting. Please note that if you submit your proxy and later find that you can attend the meeting, the proxy can be withdrawn at the meeting prior to any vote.

Following the state of the Community Report, elections for five (5) Resident Board of Directors positions, each with a one-year term, will take place at the meeting. In addition, if you would like to nominate yourself or another resident for a Director position, please complete the appropriate enclosed nomination form and bring it with you to the meeting. If you are unable to attend the meeting, please return it to any Board member or any resident you know will be attending or mail it to the address noted on the form. Nominations will also be taken from the floor during the Annual Meeting.

All Almond Glen residents are encouraged to attend this meeting as the business to be conducted will help direct the future of your community. If you have concerns about your community or would like to take a more proactive role in shaping your community, please plan to attend this meeting. This meeting will be controlled and focused solely on the aforementioned items. If you are unable to attend please complete the enclosed proxy form and ensure it is brought to the meeting.

2015-2016 Board Member Elections

The annual meeting of the Almond Glen Owners Association will take place in July of 2015 (TBD).  The primary purpose of the annual meeting is to select the new board members who will serve the community over the next 12 months.
