We hope this message finds you well. As part of our ongoing commitment to keeping you informed, we want to provide an update on the recent developments regarding the roof repairs for the townhome buildings.
Insurance Findings:
On January 8, 2025, the HOA received feedback from our insurance provider regarding the roof damage claim. Unfortunately, the claim did not meet the deductible threshold, meaning the cost of the repairs will be the HOA’s responsibility.
Repair Quotes:
Since receiving the insurance feedback, the Board has obtained quotes from two companies:
Cost Analysis:
The price difference between using architectural shingles for a full replacement versus three-tab shingles for a repair across the three affected buildings (14 units) is approximately $35,000.
Next Steps:
The Board is actively reviewing the HOA’s reserves and available funds to determine the most practical and cost-effective solution for the community. This matter was discussed during the January Board meeting, which is available for viewing at the following link: January Board Meeting Recording.
